An Overview of Florida’s Commercial Real Estate Market for Q2 2015

Economic recovery and job growth in the United States continue to improve, positively impacting the commercial real estate market in Florida.

This quarter, Florida experienced positive net absorption of available commercial and retail space, falling vacancy rates for commercial buildings, and strong investor demand. Unemployment rates are also declining, following the overall long-term trend since 2009. In fact, a Gallup report named Orlando, Florida as one of the top 10 cities in the US for job creation and growth.

Q2 Vacancy Rates:

  • Office vacancy rates are down 3% from Q1 2015
  • Retail vacancy rates are down 1% from Q1 2015

As the economy strengthens and renews the market’s faith, tenants are eager to find commercial space to take advantage of the growth.

Many tenants are expanding their businesses and therefore require additional space, in some cases doubling their office space. Tenants are locking into three to five year leases, ensuring stable, long-term tenants for commercial buildings. Particularly noteworthy, some tenants in the healthcare industry have signed leases longer than 5 years.

In line with these trends, average asking rental rates per square footage are slowly increasing.
